If it looks like a fit, we'll offer you a private tour or, if you'd rather move ahead directly, formal screening. No paid screening is required just to tour.

Done in person: SSN/ITIN, the Rental Screening Criteria & Disclosure and FCRA Summary of Rights, and your written authorization for a credit/criminal/eviction report through our screening provider, TVS ($37.95/adult, paid directly to TVS).

Approve, conditionally approve, deny, or request more information — always with a documented reason.
Completing the free pre-screen does not guarantee approval, a tour, a reservation of the property, or a tenancy. - Do you allow pets?
- No -- this is a no-pets property. The one exception is a service or support animal approved as a reasonable accommodation, which is not treated as a pet and is not subject to a pet fee or deposit.
- Is there parking?
- Yes — one reserved parking spot in the alley behind the backyard, plus public street parking in front of the property.
- How many people can live in the unit?
- Under the City of Saint Cloud's zoning code (Land Development Code, Article 21), a household here may be four or fewer unrelated persons, any number of people related by blood or marriage, or people related by blood or marriage plus up to two unrelated persons. The landlord will confirm this applies correctly to your household before lease signing.
- Is there an application fee?
- The free pre-screen is completely free -- no fee, no credit check, no criminal background check. If you're invited to formal screening, our screening provider, Tenant Verification Service, Inc. (TVS), charges $37.95 per adult applicant for a credit, criminal and eviction report -- and TVS collects that fee directly from you, not us. We don't charge a separate fee for the same screening. If you're the applicant selected for the unit and you sign a lease, we credit each approved adult's actual TVS cost toward the first month's rent.
- What do you need from me to apply?
- The free pre-screen asks for your contact information, address and employment history, income, proposed occupants and pets, vehicles, and an emergency contact. It does not ask for your SSN/ITIN, and there's no credit or criminal background check at this stage -- that only happens if you're invited to formal screening.
- Can I see the home in person before applying?
- Usually yes, once you have passed the free pre-screen. There is no paid formal screening required just to tour the property. After we review your free pre-screen against our published rental criteria, we will either offer you a private tour or, if you already want to proceed, the option to move straight into formal screening -- your choice. This two-step process lets us bring only genuinely qualified prospects through the home, which is better for their safety and ours alike.
- Does applying guarantee I'll get the unit?
- No. Completing the free pre-screen does not guarantee approval, a tour, a reservation of the property, or a tenancy -- it only starts the review process.
- Where can I find my rights and responsibilities as a tenant?
- Minnesota law (Minn. Stat. § 504B.181, Subd. 2b) entitles you to the Minnesota Attorney General's Landlord and Tenant Rights and Responsibilities Handbook, a plain-language summary of landlord-tenant law. It's available from the Attorney General's website, or ask us for a copy.
